High Street Mortgages
Why use a consultant?
We research the entire marketplace
So you are looking for a Mortgage and your credit history is very good. You can walk into your own Bank and be offered a Mortgage, it's that simple. But surely you would want the very best deal, wouldn't you? You could always use the internet if you felt the urge to DIY. But there are over 100 Lenders offering products that need comparing. Many websites claim to offer the you the opportunity to compare different products, but the reality is that they just collect personal data ready to sell your Mortgage enquiry to ready and waiting Brokers around the UK. The information they offer is at best very, very limited. An independent Consultancy such as James Raynor can check the rates offered by every applicable Mortgage Lender, along with the other important factors that need to be considered such as fees, charges and redemption charges. We can also compare the true cost of borrowing for you to ensure that you arrange the Mortgage that is the most cost effective option over the term you prefer. Always ask the Broker Company to state the amount you will be charged before you enter into any business arangement. At James Raynor we charge an administration fee that represents excellent value for money. We often have access to many exclusive rates offered by the leading Mortgage providers, which cannot be obtained directly from the provider. A quick call could potentially save you: hours of research, filling out forms, and lots of the lovely green stuff.
Do you search the entire market?
Yes, all that we can!
Which is every Lender with the exception of a few that only sell Mortgages using their own sales channels, such as Brittania Building Society, Direct Line and HSBC. Pretty much every other High Street name does use the Broker Intermediary as a sales channel and we will have access to their Mortgage products. In fact many Lenders including High Street Lenders offer exclusives to the Broker Intermediary due to the large volumes of business generated.
Can I get better rates going direct?
Perhaps, but it could cost you!
This happened for a while at the beginning of the credit crunch, but has almost completely gone now. Some Lenders are still offering very slightly different options through their own Branches, but you will need to weigh up all factors before making a decision. We would suggest you use these as a guidline: How much are you actually saving? Does the Bank or Society actually offer Mortgage advice? Are you entitled to a redress scheme in the event you receive poor advice? How much do they charge for their related insurance products? Will you have to make time consuming appointments? Will they offer information about other Lenders leading Mortgage products? Will they process your application speedily? A good quality Mortgage adviser will offer all of the above as well as making sure that your advice is suitable.
